Rezidence
Na Plzeňce
Tailored to your most demanding requirements and specific needs

There are many good reasons to choose timeless, modern living at Rezidence Na Plzeňce. You can choose from 160 functionally arranged apartments ranging from 1+kk to 4+kk and sizes from 31 m² to 119 m². Most of them have balconies, front gardens with terraces on the ground floor, and terraces on the top floor. Some of the apartments on the eighth floor offer a magnificent view of the Prague skyline. Residents can enjoy the peaceful courtyard full of greenery for pleasant sitting and relaxation.

The eight-story apartment building is divided into four sections and has a shared garage on two underground floors, which will provide parking spaces for cars and electric vehicles. Residents will certainly appreciate the fact that they will also have access to a pram storage room, a workshop, and a bicycle storage room, including a bicycle wash.

The modern, timeless apartment building Rezidence Na Plzeňce will complement the block between Nádražní and Strakonická streets, connecting what is currently the dead-end street Na Plzeňce. The residence will feature a range of modern technologies for comfort, easier operation, and energy savings. Geothermal wells and heat pumps will be used as an ecological source for heating, cooling, and water heating. The apartments are built to a high standard: with wooden floors and large-format windows with wooden frames and insulated triple glazing. Underfloor heating will keep you warm in winter and cool in summer, completely replacing air conditioning units. Some apartments will be equipped with heat recovery systems. Thanks to all these technologies, we plan to build the building with an A energy performance certificate (PENB), which means it will be an exceptionally energy-efficient building.

Are you looking for a lucrative location for your business? Then we have just the right two commercial units prepared for you on the ground floor with good visibility onto Nádražní Street, which can be furnished as cafés, shops, studios, or medical offices.

The architects' intention

An energy-sustainable building

The author of the Na Plzeňce Residence project is Srđan Marković from the sm.A.A studio in collaboration with Tomáš Krejčí and David Lukas, architects from UBM Development Czechia.

“We used the site of a former brownfield at the corner of Nádražní and Na Plzeňce streets to design an eight-story residential building with 160 apartments, divided into four parts. The project will connect the center of Smíchov with the Prague-Smíchov railway station, which, together with the metro station, is an important point of the city’s transport infrastructure. Rezidence Na Plzeňce will also have attractive access to the Vltava River and the popular Smíchov riverside area.

The architecture of the project materially completes the block of houses from the turn of the 19th and 20th centuries. The façade of the corner section of the building that faces Nádražní and Na Plzeňce streets will be clad with a large-format ceramic façade system of cream white color with a profiled structure. The other two parts of the building will be clad with ceramic cladding complemented by a design structural plaster. Due to the shape of the building and the fourth low-rise section with only a few apartments, there will be front gardens in the courtyard for the ground floor apartments as well as a common area for gathering with friends and family. Some of the apartments on the top floors will offer beautiful views of Vyšehrad, Vltava River and Kavčí hory.”
